Full home renovations in Vilanova i la Geltrú

Your apartment or house, rebuilt top to bottom by one crew: layout, plumbing and wiring, kitchen, bathrooms and finishes. With a fixed itemised price and a delivery date that gets signed, not promised.

Twenty years of opening walls on this coast

Renovating in Spain has a reputation problem: quotes that grow, deadlines that slide, builders who vanish in August. Our answer to all three is the same piece of paper — a fixed, itemised price with a signed delivery date.

We have renovated homes in Vilanova i la Geltrú for over twenty years, and the building stock here has few secrets left for us. The old-town apartments hide high ceilings and solid bones behind layouts carved up half a century ago. The 1960s–70s blocks came with tiny closed kitchens and a single bathroom — the classic project there is an open-plan living-kitchen and a second bathroom. And along Ribes Roges and the coast, summer homes are being turned into year-round residences, which means proper heating, proper glazing and a floor plan that works in January, not just July.

The order of work never changes: first what you cannot see —new plumbing, wiring and climate systems— then the layout, and only then the finishes you touch every day. A beautiful floor over a 1970s pipe is not a renovation; it is a delay.

If you own a property here and spend part of the year elsewhere, the job is organised around that too: this is how we run it from a distance.

Renovating an old house or a 1960s–70s apartment

Two kinds of home reach our office again and again. The first is the old house: a terraced townhouse in the old quarter of Vilanova or La Geltrú, or a village house in Sant Pere de Ribes, with high ceilings, Catalan vaults, timber beams and walls worth leaving on show. There the job is to keep the character and fit a modern home inside it: new systems routed where you will never see them, daylight carried to the back of the plan, and a kitchen that stops hiding.

The second is the 1960s–70s apartment in Armanyà, Sant Joan or Les Roquetes: a sound structure and good orientation, with a layout designed for another way of living — partitions that chop up the light, a closed kitchen and a single bathroom. A full renovation turns it into an open-plan living-kitchen and, almost always, adds a second bathroom.

Either way, it is delivered turnkey: design, town-hall paperwork, building work, kitchen and bathroom fittings and a final clean, with one point of contact. If you also want someone to think through materials, lighting and fitted furniture, our interior design works inside the same job.

02

From floor plan to keys

Four stages, each with a name and a date. No grey area between what you sign and what gets built.

01

Visit and survey

We walk through the property with you, measure it and listen to how you want to live in it. We tell you what we would do, and what we wouldn’t even if you asked.

02

Design and fixed price

Drawings of the new layout, materials specified by brand and model, and a quote line by line. You sign knowing exactly what you are paying for.

03

Build in stages

Demolition, systems, tiling, joinery, paint. Our own crew, one person in charge, and your site ten minutes from our office: we drop in whenever we like, and so can you.

04

Snagging and handover

We walk the finished home together, list in hand. Until that list reads zero, there is no handover. Two-year written guarantee.

Thinking about a full renovation? The first visit is free, in English, and commits you to nothing.

Why people here trust us with their home

A full renovation is the biggest job your home will ever have, and whoever does it will spend three months inside it. This is what we put on the table:

  • Our own crew, not a phone book of subcontractors. Over fifteen people, counting our own trades and collaborators who have worked with us for years. The faces on day one are the faces on the last day.
  • Suppliers you can go and see. Schmidt kitchens, Miele and Pando appliances, materials from Bauhaus, BigMat and Saltoki. No phantom catalogues: everything you sign for exists, and you can see it first.
  • An office at street level. Carrer del Correu, 75. If something doesn’t add up halfway through, you don’t fill in a form: you walk in and we talk it through over the drawings.

The rest isn’t ours to tell: it is in our completed projects and in our Google reviews, which publish themselves, unfiltered.

Renovating from abroad

Not living here yet, or only here part of the year? The work doesn’t wait for your flights. This is how a job reaches you wherever you are.

01

One contact, in English

The person who visits you on day one runs the job to the handover and answers your calls and messages in English. Nothing gets lost in a relay.

02

Weekly photos and video

Progress reaches you on WhatsApp as photos and short videos from site, plus a call whenever a decision needs you. You watch the job move without booking a flight.

03

We hold the keys

We keep the keys, open up for trades and deliveries, and lock up behind them. Your home is never left to someone’s goodwill.

04

Paperwork handled

Permits and waste management are ours to deal with. Your quote and contract can be translated into English on request, so you sign knowing what every line says.

Frequently asked questions

Do you work in English?

Yes. The person who visits you first runs the whole job in English: the survey, the itemised quote, the weekly updates and the final walkthrough. On request we translate the quote and contract into English, and the town-hall paperwork, in Catalan or Spanish, is ours to deal with.

Do I need to be in Spain while the work is done?

No. We hold the keys, open up for trades and deliveries, and send you photos and short videos of progress on WhatsApp every week. When a decision is better made in person, we tell you well in advance so you can plan the trip around it.

How does pricing work? Will the price change mid-job?

Not with us. We sign an itemised, fixed-price quote before work starts: what the paper says is what you pay. If something genuinely unforeseeable appears when we open a wall, we stop, show it to you on site (or on video), and you decide with that item priced in front of you.

Who deals with permits and licences?

We do. Most interior renovations need a prior works notification to the town hall (Vilanova, Sant Pere de Ribes or Cubelles, depending on where your property is); structural work needs a licence. We prepare and file everything, including waste management. You never queue at a counter.

Which VAT rate will I pay?

Renovating a home that is more than two years old and used as a private residence usually carries the reduced 10% rate, as long as the materials we supply stay below 40% of the taxable base. When they go above it, which can happen with high-end kitchens, the standard 21% applies. We check your case and state the rate in the quote, line by line.

How are payments made?

In stages tied to the progress of the work, set out in the contract before anything starts. You pay for work that has been done, never for work that has only been promised.

How long does a full renovation take?

A 70–90 m² apartment usually takes 9 to 13 weeks on site, from demolition to the final walkthrough. You get a phased calendar before signing, and if anything moves the date, you hear it from us the same day.

What guarantee do I get?

A two-year written guarantee covering the whole job, stated in the contract together with materials, deadlines and stage payments. And our office is on Carrer del Correu in Vilanova: claiming a guarantee here means walking through a door, not chasing a phone number.
